Located on Rede Place, which was once a traditional cobbled street that serviced the grand townhouses lining Hereford Road, the property has the distinction of being one of London’s most discreet Notting Hill addresses. 

“The entrance is unassuming but beautiful, and once you open the front door, your first impression is of the enormous but cozy open-plan living/dining/kitchen area, which leads out to the garden,” said Bertie Russell, director at Russell Simpson. “I imagine this being a very easy way of living and a ‘wow’ every time you get back home.”

Property developer Graham Hedger enlisted 23 architects and his in-house team to design the home, which included incorporating some of the original 18th-century walls into the rear garden of the home. Mr. Hedger is managing the sale along with Russell Simpson and Knight Frank.

According to Mr. Russell, the home, which was built in 2018, has impressive lateral space and volume. “Being an old warehouse, it is wide, low-built and with high ceilings,” he said. “These qualities are all rare to find and much sought after.”


The 8,082-square-foot home has five bedrooms and six bathrooms.


The home has plenty of space for entertaining and includes a games room, a media room and a full-floor living room/study area. 

“The 12.7-meter swimming pool has a double-height ceiling with natural light coming from the garden,” Mr. Russell said. “It also has a viewing window from the living room/bar area so that guests being entertained at parties can see onto the pool.”

The property also includes a self-contained apartment with its own kitchen and an en-suite shower. There is also an off-street parking garage.

Neighborhood Notes 

Though the home feels secluded, it’s only moments from the fashionable retail shops of Westbourne Grove. “The next-door streets are Pembridge Place and Dawson Place, which are arguably the most prime roads in Notting Hill — so you are in very good company,” Mr. Russell said. “In addition, a selection of world-class schools that draw many families to the neighborhood are within walking distance of the home.”
